WHAT TO EXPECT FROM THE BUYING PROCESS
1. Mortgage pre-approval: A mortgage pre-approval not only lets you know what you can afford to buy, but also demonstrates to sellers that you are a willing and able buyer.
2. Wish list: Consider the location, type of home, and features and amenities that suit your wants and needs - schools, transportation, local businesses and parks, and home features like garage parking, hardwood floors and outdoor space.
3. Home search: Manar will present you with available listings that fit your budget and preferences. She'll then schedule showings and accompany you on appointments., adjusting home search parameters as needed as you progress.
4. Offer: Manar will draw up a contract that includes your offer price and other terms and contingencies. The contract will include a starting price, mortgage contingency, home inspection contingency, attorney approval, earnest money and closing date.
5. Negotiation: Manar will draw upon her experience and market knowledge to offer sound advice during negotiation of counteroffers.
6. Contract to closing: Manar will coordinate and oversee the process of tying up loose ends to allow you to close the sale. This will include scheduling and completing a home inspection, obtaining important documents, recommending real estate attorneys and mortgage brokers, and a final walk-through of the property.
7. Closing: Your lender will forward all loan documentation to the title company and let you know the amount required to close. At the closing, your attorney will guide you through the documents you need to sign.
8. After you buy: As you're getting settled in, you'll want to look ahead to consider the coming months and years. Maintain financial discipline to begin working on rebuilding your savings while paying your mortgage. Keep an eye on interest rates in case you may be able to save money by refinancing.
